Race Street Connector debut a sign of movement on vast Delaware River waterfront plan

The Delaware River Waterfront Corporation (DRWC) is embarking on an ambitious plan to make it easier to get to and from the Delaware River. To do this, they have identified three connector streets that will receive bicycle, pedestrian, lighting, and artistic improvements. These streets are Race and Spring Garden Sts., and Columbia Ave. On Thursday, DRWC will unveil the enhanced sidewalks, lighting, and artwork along Race St.

One of the most eye-catching changes to the Race St connector beneath I-95, which runs between Columbus Blvd. and 2nd St., will be a 24-hour-a-day projection of the Delaware river on four LED screens. These screens will be hooked up to cameras along the river, which will capture every wave, boat, and aquatic animal, and be able to shift on account of lighting conditions. Tom Corcoran, president of DRWC, explained that this will be a technique to help bridge the gap between the river and the rest of the city. This river projection is the product of artists Richard Torchia and Aaron Igler, and was the winning entry in a competition by the city's Office of Arts, Culture, and Creative Economy.

Corcoran says that other updates to this section of Race St. include the installation of colorful "high-impact" lighting, the widening of sidewalks to better suit pedestrians, a more navigable intersection with the I-95 entrance, and the striping and painting of a bicycle lane on the north side of the street. The lighting and sidewalk improvements will be on display starting this week, while the roadwork and bicycle lane will be part of a second phase of work to be completed later. All of this is part of Corcoran’s dream to make Race St. an inviting, not intimidating, conduit to the Delaware River via foot, bike, or car.

While Corcoran is elated at the work being done with the Race St. connector, his vision extends beyond one street. The next connector between the river and the rest of the city that his corporation plans to improve is Columbia Ave., which leads to Penn Treaty Park and the river. Not wasting any time, this project is being done on a "rush basis," says Corcoran. This effort is a collaboration with PennDOT, and involves plenty of consultation with Fishtown neighborhood groups over artistic elements that capture the unique qualities of the neighborhood.

Similarly, the Waterfront Corporation plans to work with the Northern Liberties Neighbors Association (NLNA) to make the Spring Garden St. connector to the Delaware River more bicycle and pedestrian amenable, more luminous, and more artistic. Corcoran gives Spring 2012 as a probable start date for this. Another element of this project may be a push to get SEPTA to increase service frequency on routes that use Spring Garden St., including the Routes 25 and 43. Corcoran intimated that DRWC will make an effort to lobby for increased bus service, along with light rail service in the median of Columbus Blvd. in the coming decade.

Community groups get social boost from Philly Net Squared's Net Tuesdays

One Tuesday every month, a bunch of techies, wannabe techies, and people who freely admit they don’t know much about current online trends get together to discuss and learn how to use social networking for social good. This is Philly Net Squared’s Net Tuesday, which has been gaining more and more steam since its inception in May 2008, not to mention bringing an ever growing number of community groups, non-profits, and businesses into the same room.

While it’s difficult to pin down a precise mission for Net Tuesday, founder Seth Horwitz has a general mission for his monthly meetings. “I think of our mission as helping Philly area folks to share our knowledge, passion and concerns around using emerging social web tools for making the world a better place,” explained Horwitz.

Some of Horwitz’s favorite Net Tuesdays have been the “social web samplers,” which consist of informal audience presentations on any on-line social media topic they feel is germane. This leads to fifteen short periods where audience members can elaborate on noteworthy aspects of the audience presentations.

For community groups, non-profits, and businesses, the “crowdsourcing change” Net Tuesdays are especially pertinent. During these meetings, two or three area groups present their on-line social media strategy to the audience, and then receive feedback on what they’re doing right, what they’re doing wrong, and what they’re realty doing wrong. Groups that have volunteered to crowdsource their on-line presence include the Philadelphia Police Athletic League, The Academy of Natural Sciences, and the Painted Bride Art Center.

Philly Net Squared thrives in its use of Facebook, Twitter, and Meetup.com. Horwitz sees two ways in which Facebook enables the Net Tuesdays, which are disseminating information about events to a broad audience and allowing attendees to RSVP. “Twitter also helps to promote the events, and it also enables us to maintain a backchannel during the events, which- combined with our Internet stream- enables us to engage with people not in Philly,” said Horwitz. Finally, Meetup.com has been a reliable RSVP source, as well as a means for members to better connect with each other.

Switched on: Startup music label to transform Bartram's Garden into a concert hall

The Philadelphia-based music label Data Garden will be launching their idiosyncratic brand of music and visual art in a most unusual location for DesignPhiladelphia. This unveiling will take place at Bartram’s Garden, in what is being called "The Switched-On Garden."

Data Garden is the progeny of local musicians Joe Patitucci and Alex Tyson, and web designer Ian Cross. Within Data Garden are a number of musicians and visual artists, with names like Tadoma, Ray, and the Prisms, Cheap Dinosaurs, Cosmic Morning, and DJ Ryan Todd.

Because of the diversity and eclectic nature of Data Garden’s artists, it’s next to impossible to pigeonhole them into any particular genre of music or artwork, says Patitucci. "For instance, Cheap Dinosaurs uses Game Boys and 8-bit sounds, but there’s so much more to their music than what you would normally see classified as 'chiptune' or 'chip' music," elaborated Patitucci.

Yet, the true news of Data Garden’s release will be the convergence of music, nature, and sculpture. To set themselves apart from other labels, Data Garden will highlight their "Switched-On Garden" with "bio-interactive sound sculpture where people can interact with plants and each other to make music," said Patitucci.

To be sure, respect for nature will be high on the agenda for "The Switched-On Garden." To demonstrate this, Patitucci, Tyson, and Cross will be printing download cards on seed paper with water-based ink. This way, attendees can recycle the cards, which will eventually be planted at the garden, after they've downloaded Data Garden's offerings. 

Data Garden is certainly confident that they chose Bartram’s Garden. Tyson explains that the event will specifically highlight many of the garden’s natural gems, including its native plant species, meadow, pond, and trail that runs up to and along the Schuylkill River. Patitucci doesn't hesitate to add that there’s an area on a hill that acts as a "natural amphitheater." He suggests guests bring a blanket and relax on the hill.

The trio also didn’t give a second thought to releasing their album as part of DesignPhiladelphia. "Like Data Garden, DesignPhiladelphia is about finding the unexpected, combining disparate forms of design into an experience that can inspire people to create art themselves," says Cross.

The "Switched-On Garden" will unfold on Sunday, Oct. 16 from 3-8 p.m. at Bartram’s Garden. Admission is free, and the event is wheelchair accessible.

Rittenhouse-area parking spot sees coffee instead of cars for Park(ing) Day Philadelphia

SMP Architects helped transform a parking spot on the 1600 block of Walnut St into a coffee garden, just one of over 30 parking spots in Philadelphia transformed into parks for the fourth annual Park(ing) Day. Indeed, the aroma of coffee penetrated the air around 16th and Walnut, all to generate awareness of the perceived negative impact of cars on a city.

SMP certainly demonstrated its commitment to Park(ing) Day, as they had their display percolating from 8:30 a.m. until at least 3:30 p.m., says architect Scott Ritchie. To be sure, the coffee theme was a unique one on this day. “Ground is essential to a city, so we collected coffee grounds from local shops,” said Ritchie, who was eager to explain his firm’s eclectic choice. All told, the spot contained scores of cups filled with coffee grounds from area coffee shops.

Ritchie explained that his firm pounced at the chance to participate in Park(ing) Day because of its history of sustainable design. “We want to be a part of the dialogue that makes the city greener,” says Ritchie. When asked about the primary benefits of the day, the architect mentioned discussion about pedestrian conditions, as well as the effect of autos on a city.

By far, most of the one-day parks were located in Center City, although University City, Mount Airy, Manayunk, and North Philadelphia all had participating spots. Organizations that came out for the day included city and regional planning agencies, other city government bodies, architecture and design firms, alternative transportation advocacy groups, and community development corporations.

Park(ing) Day began in San Francisco back in 2005, the brainchild of an art and design firm called Rebar. It has blossomed into a worldwide phenomenon, with events in 183 cities spanning six continents. In the U.S., cities that saw parks temporarily sprout up included Memphis, New Orleans, Raleigh, and Salt Lake City.

Of course, there was no tally of how many angry drivers inched by the newly formed parks. At the 1600 Walnut St. park, Ritchie saw a few miffed motorists. However, putting it in perspective, Ritchie says it was a negligible impact for one day -- a day set aside for those not driving in downtown areas.

Still hope for City Council passage of zoning code re-write by year's end

Philadelphia’s Zoning Code Commission unveiled a new timeline that they hope will lead to a modernized zoning code during a six-hour public hearing in front of City Council. The public certainly got to weigh in, as 40 different people signed up to testify, split into thirteen panels of three or more people at a time.

The barrage of public comment not withstanding, the Zoning Code Commission (ZCC) announced its strong desire to pass a new zoning code in City Council by the end of the year. Perhaps no one is more eager to see a new zoning code before the year’s end than Eva Gladstein, the Executive Director of the ZCC. Gladstein is cautiously optimistic about the odds of success. "A number of members of City Council expressed their interest in passing a new zoning code before the end of the year, and we believe that while the timeline is tight, it is achievable," says Gladstein.

From the look and sound of the hearing, City Council members and public testifiers -- including community group leaders, developers, and environmentalists -- support most parts of the zoning code update. However, there are a few sticking points among City Council and the public that might impede the ZCC deadline.

Councilman Bill Green, who many believe may run for mayor some time in the next decade, has raised many of the questions and concerns on City Council. He clarified his concerns by releasing a set of 10 amendments that he feels are necessary for the proposed zoning code re-write. At the hearing, Green complained that his office had not received a revisable copy of the zoning code proposal. Both Gladstein and Alan Greenberger, Acting Deputy Mayor for Planning and Economic Development and a member of the ZCC, claimed they did send the document. 

One of Green’s concerns is that the proposed zoning code does not adequately restrict potentially harmful industry from going into residential neighborhoods. Some of the community groups present seemed to agree with this, as well as other aspects of Green’s amendments. Another complaint, voiced by the East Falls Community Council, was that there was insufficient, albeit improved, participation from community groups in the re-write.

With this in mind, the politicians and the public seemed ready to proceed with an improved zoning code. Speaker after speaker seemed to delight in commending the ZCC for its hard work in drafting sorely needed zoning reform. Even hesitant City Council members, like Green and Brian O’Neill, acknowledged that the zoning code needed to be modernized. Thus, it's not if, but when the zoning code reform will pass. Many hope it will be by year’s end, but that’s not a guarantee.

Transforming Philly's waterfront, one public comment at a time

Consider it crowdsourced city planning. The Delaware River Waterfront Corporation's Master Plan is open for public comment until August 26. Since June 13, when the summary report was released, Master Planning Manager Sarah Thorpe says about a hundred comments have come in, and the entire effort has been a significant public process. "Urban planning has changed a lot over last 30 years," says Thorpe. "Today, people are very interested in how the environment develops. We are addressing different problems and a different demographic."

Essential to the new master plan is access. It's not your 18th century waterfront model. When I-95 was built, the Philadelphia stretch of the Delaware river was an aesthetically bereft industrial zone best left to longshoremen. Interstate 95 is a huge barrier, says Thorpe of the 1960s era public works project that was once considered a beneficial rampart. "People didn't want to live next to a sugar factory or a coal yard." Now, she says, the highway keeps residents from what they want. The main point of the DRWC's master plan is to make 95 less of an impedance.

Philadelphia 2035, the citywide planning effort, is underway, but Thorpe says the waterfront couldn't wait. While there are actually 47 streets that cross over or under the interstate, "it's more of a perceived barrier in peoples' minds."

The new plan creates connections in two ways, says Thorpe: by adding destinations to  the riverbank, and by making connections more attractive through lighting and landscaping. Several early action projects, the Race Street Pier and Washington Avenue Green, were completed during the Master Plan design phase as a way to give the public a glimpse of the future.

As far as feedback, Thorpe says comments have ranged from overarching issues like density, boat access and parking, to small problems like typos in the document. After the August 26 deadline, Thorpe and team will compile public input, make judgement calls on priority, and expect to release the final revised version in October. But, stresses Thorpe, it will be a living document, subject to accommodation and change.

A master plan for the Delaware River, to be revealed at last

The Delaware River Waterfront Corporation (DRWC) has been working for quite some time now on what it's referring to as a "master plan" for the future of development along a six-mile stretch of the Central Delaware Riverfront, from Oregon to Allegheny avenues.

And now -- finally, after months of waiting -- the public is being invited to experience the final presentation of the plan at 6:30 p.m. on June 13, in the Pavilion at Festival Pier. "What we're going to be showing," says DRWC president Tom Corcoran, "is a plan that makes parcel-by-parcel recommendations as to what our consultants believe would be the best use of all that land."

Along with comments by Mayor Nutter and Deputy Mayor for Planning and Economic Development Alan Greenberger, a 45-minute Power Point presentation will be revealing a host of hugely exciting potential plans for the riverfront, including a wetlands park with marshes and aquatic life in South Philly, somewhere between Mifflin Street and Washington Avenue. Other possibilities include an aquatic theme park at Penn's Landing, as well as a longer-term plan to complete a deck over I-95 from Front Street to the waterfront, in between Walnut and Chestnut streets.

"Part of what will make this plan achievable," says Corcoran," is that it's had a tremendous amount of citizen input, and it's not being done by a group of planners working in a vacuum."

This presentation, by the way, will be the last chance for the public to provide feedback. So in other words, if you have any interest whatsoever in the development that will soon be taking place along the Delaware -- and especially if you'd like your voice to be heard -- this is an event you really shouldn't miss.

Race Street Pier's big splash: Philly's newest waterfront park officially open for business

The Delaware River Waterfront Corporation (DRWC) has been working to design and develop their namesake river's waterfront for well over two years now, although the recent afternoon of May 12 was one of the agency's most important days yet. At 2 pm that day, a press conference and ribbon-cutting ceremony featuring Mayor Nutter kicked off, and the long-awaited Race Street Pier was finally -- and officially -- opened to the public.

Located along the length of Pier 11, which sits just south of the Ben Franklin Bridge, the one-acre waterfront park was designed by James Corner Field Operations, a world class landscape architecture and urban design firm that was also responsible for the stunning High Line park in New York City.

As the DRWC's Master Planning Manager, Sarah Thorp, is quick to point out, "[The Race Street Pier was] designed to be a very spectacular place, both during the day and at night." The park, in fact, has its own extensive lighting system embedded in the pavement. The transformation in the park from daytime to nighttime, Thorp says, is simply spectacular.

Of course, The Race Street Pier is only one small example of what DRWC has in store for the city. The organization's currently-in-progress master plan, which will reveal all the upcoming waterfront development being planned between Oregon Avenue in South Philly and Allegheny Avenue in the north, will be unveiled on June 13. In the meantime, though, Thorp is encouraging everyone to take full advantage of the city's newest waterfront treasure. "The (designers) have done an amazing job creating a really different kind of place for Philadelphians," she says. "This is a really different park -- it's unlike any other in the city."

New ordinance increases transparency in the city's process of transferring public park land

When Microsoft's $63 million School of the Future opened in Philadelphia's Fairmount Park in September 2006, expectations among area parents--some of whom nearly battled in order to secure a spot for their children--couldn't have possibly been higher. But by the time that first class of students was preparing to graduate, attitudes surrounding the school--which didn't require textbooks, and where many of the core subjects required for university admission weren't offered--had shifted considerably.

Today, many of the school's educational kinks have been duly worked out. But if such a project was proposed within the city today--that is, if a public development project was proposed to take place within Philadelphia's public park land--the eventual outcome would almost certainly be different. That's because on April 15, Mayor Michael Nutter signed an ordinance to amend the approval process that takes place when the city's public park land is transferred to some sort of non-park use, as was the case with the Microsoft high school.

"It's an effort that's really been spearheaded by the Parks and Recreation Commission," explains Patrick Morgan, who works underneath Commissioner Mike DiBerardinis. "What it does," he says, "is it establishes a process that's predictable and transparent for all the parties: for City Council, for citizens, and for the (Parks and Recreation) Commission."

And while there aren't currently any plans in place to change usage of city parkland, this new ordinance, which is set to take effect with the change of the fiscal year (July 1), will set in motion that new process of transparency.

"Right now, all (city) parkland is being used for its intended purpose," says Morgan. "But if someone proposes changing the use for whatever reason, then this process kicks in."

Liberty Bell's new neighbor, Hotel Monaco, is latest addition to Old City's boutique lodging scene

Given the unfortunate state of both the economy and the hospitality industry at the time, it was certainly a boon for Philadelphia when the Kimpton Hotels group announced last October that it would be transforming Old City's historic Lafayette Building into one of its many adaptively reused boutique hotels. According to Nick Gregory, Kimpton's Director of Operations, the project is still going forward, and the company expects the hotel to be complete by the third quarter of 2012.

"Location is important to us," says Gregory, explaining why Kimpton chose to purchase the Lafayette, which sits directly across the street from the Liberty Bell and Independence Hall. "And the ability to do another adaptive reuse is always exciting."

Kimpton Hotels, in fact, which also owns the LEED-Gold certified Hotel Palomar in Rittenhouse Square, has a long history of picking up historic buildings and adaptively reusing them. "We think they add a lot of charm," says Gregory. "And if the building tells a story, even better!" (The Lafayette Building, as Gregory explains, was developed by the ultra-wealthy Stephen Girard, who personally financed the War of 1812.)

When the Lafayette Building finally completes its transformation into the Hotel Monaco Philadelphia, it will be home to 271 guestrooms, roughly 13,000 square feet of meeting space, a 3,200-square foot ballroom, and a restaurant with a still-undecided concept. "We don't want it to be too stuffy or fancy," Gregory says, "because of the leisure component that Independence Park offers. So I think it'll be a casual place, but it'll definitely be a great, chef-run restaurant."

Kimpton Hotels is also planning to earn LEED-certification for the Hotel Monaco.

Franklin Place development in Old City has hotel, retail, entertainment and some opposition

The Clifton, NJ-based ARC Properties development company has been working for nearly two years now on an increasingly controversial hotel, retail and entertainment complex that will sit on the stretch of Race Street in Philadelphia between Fourth and Fifth streets and is scheduled to be operational sometime in 2012. But according to ARC's CEO, Robert Ambrosi, the project has only become controversial as a result of misinformation mixed with innuendo.

Ambrosi claims that his project, which is currently being referred to as Franklin Place, has the full support of the Independence Visitor Center and a number of other area groups. The Old City Civic Association, however, hasn't exactly given ARC Properties its undivided blessing, and Ambrosi thinks he knows why. "There's been a lot of wrong information in the press, unfortunately," he insists. "People are claiming we're putting in a nightclub. But this is really a hotel project with an attached restaurant and a small music venue."

Franklin Place will actually consist of two separate structures, one of them facing the residential community along Fourth Street, and the other facing Independence Mall, where no residential community exists. Understandably, the project has been the cause of much consternation among locals, although as Ambrosi explains, the Fourth Street-facing building will actually house a 55-unit residential complex. "We've been extremely sensitive that anything we do on the Fourth Street side of the project be very passive," he says. The structure facing Fifth Street, meanwhile, will be home to a 156-room Starwood Hotel, as well as a currently undecided combination of retail and dining venues.

Ambrosi originally wanted the complex to contain a bowling alley and a small live music space. His newest idea is to bring a Toby Keith-themed restaurant featuring live country-and-western music into the mix.

"This is a very, very important project to us," Ambrosi adds, "and we're going to make it a great project. I just want people to understand what we're doing."

Philadelphia retail gets a much-needed dose of 'happy chic'

Wander through the front entrance of the recently-opened, two-story Jonathan Adler emporium at 33 N. 3rd Street in Philadelphia's Old City district, and what you'll find--amongst the quirky pottery and the furniture and housewares, which have something of an upscale Urban Outfitters vibe about them, and which Adler himself likes to refer to as 'happy chic'--is essentially a bricks-and-mortar metaphor for the current economic state of the city.

Adler's entree to the Old City retail scene, was, after all, seen as something of a surprise--albeit a very pleasant one--to the cadre of local bloggers and journalists who covered it. A Philadelphia Inquirer article by Flying Kite contributor Caroline Tiger, for instance, mentioned that a number of "home-and-design stores in Philadelphia [went] belly-up in 2010," including the store that previously occupied the space where Jonathan Adler now sits, Foster's Urban Homeware.

But thanks to the season he spent as a judge the Bravo's reality TV show Top Design, Adler--who still considers himself more of a potter than a retailer--occupies a slightly more rarefied public space than the boutique owners who were forced to close their doors last year. His celebrity status, in fact, may very well play an important role in keeping his Old City boutique in the black while the economic strength of the city, hopefully, continues to creep ever upward.

"We have long been interested in having a presence in Philadelphia, and were thrilled to find a fabulous space in Old Town," says company spokesperson Starrett Zenko. "We are thrilled to be there!"

And Philadelphia, quite clearly, is just as thrilled. Here's to hoping we all feel the same way this time next year.

Students from Lincoln High's Environmental Academy help Center City District add trees

When it comes to trees, the folks at Center City District don't mess around. The group maintains about 750 street trees and, with their redesign of Dilworth Plaza set to get rolling after the first of the year, that number is about to get a whole lot bigger. But that hasn't slowed them down one bit. This week, the group announced the first event in the Plant! Philadelphia series, a planting initiative designed to increase green space and involve Philadelphians in creating it.

On Thursday, Dec. 2, a group of students from Abraham Lincoln Academy's Environmental Academy program met with CCD officials to help plant two new trees. The first set down in front of Thomas Jefferson's famous Graff House, where he wrote the Declaration of Independence. The other went on a treeless block at 6th and Chestnut. Along the way, the students learned some history of the area as well as the value of tree planting.

"There can never be enough trees because they do so much for our urban environment," says CCD VP of Planning Nancy Goldenberg. "But beyond what private developers do, this program is specifically for street trees. Those are something that every tourist, every visitor, every resident, every employee benefits from."

The program came through a donation from the Dow Chemical Company, helping CCD buy, plant and maintain the two young Hackberry trees. Goldenberg hopes other businesses follow suit to help improve on CCD's current planting schedule and get the city to more healthy green levels.

"We plant about 60 new trees each year because of drought or they get hit by trucks or whatever," says CCD VP of Planning Nancy Goldenberg. "Plant! Philadelphia is an effort to involve Philadelphia people and businesses in that effort and help the city reach its goal of planting 300,000 trees by 2015."

A groundbreaking celebration hits the new Race Street Pier

With the Race Street connector streetscape project already underway, city officials gathered with Mayor Michael Nutter and Delaware River Waterfront Corporation president Tom Corcoran last week to break ground on the Race Street Pier park project. The pier is to act as a pilot project for waterfront greenways that feature heavily in the Master Plan for the Central Delaware.

"With this park, we have created a public space that we hope will leverage private investment along the waterfront," says DRWC VP of Operations Joe Forkin.

The park features a rising, boardwalk-style platform, allowing for views across the river, next to greenspace and tree-lined pathways. Park designers secured mature trees left over from the World Trade Center building project, giving the park an aged look from the start. The pathways and railings are all lit with solar-powered LED lighting to give the pier a modern feel during the day and at night. The project is scheduled for completion in the spring of 2011.

"It's day and night enjoyment," says Forkin. "During the day, you can sunbathe, you can walk, you can complete the circuit from Old City, down the connector to the waterfront. And then at night, we've added a lighting component in a random pattern through the pavers and then the bridge above you, creating a spectacular light show at night to play off the location under the Ben Franklin Bridge."

PennFuture releases study outlining benefits of riverfront access

Since adopting the Civic Vision for the Central Delaware plan in 2008, city planners have considered mixed use development and even new transit options to draw visitors to the Delaware waterfront. But according to a new study released October 25 by Penn Future and the Coalition for Philadelphia's Waterfronts, all they need to do is add green space. If they do, the study claims, the city will see $30-$40 million in annual health care savings, $800 million in aggregate household wealth gains and up to $24 million annually in new tax revenues from increased tourism activities and higher property values. This report will help shape city planning decisions as various city agencies look to complete waterfront plans in the next year.

"We were not playing the role of advocate with this report and, if anything, erred on the side of conservatism so as not to be seen as overstating," says Lee Huang, a report consultant from University City's EConsult. "We see this report as useful as city planners weigh the costs and benefits of building the waterfront greenway. As you can see, there is a long list of beneficiaries to this project."

Health care savings from people using bike lanes and pedestrian trails are significant. But the largest increase would come from what the report calls the "equity of access," whereby properties in waterfront-adjacent neighborhoods would now be within walking distance of parks and waterfront activities, increasing home values. This benefit has been observed in cities like Atlanta, Ga. and helps legitimize projects, like the Race Street Pier greenway, that are already underway.

"The universe of people that are not currently near an outdoor amenity is about 98,000 individuals representing 44,000 households," says Huang. "That is a very important consideration to keep in mind."
